General Information
What are your arrival/departure times?
Arrival time is 4pm we ask that you do not arrive on site before this time, as we have want to make sure all is ready and we are no longer in the property.
Departure time is 9.30am. Please can you remove the bed linen and place in the bags provided. Remove all rubbish and food from the property as well.
What are your changeover days?
Usually Monday and Fridays, however we can be flexible out of high season, so please get in touch.
What is the security deposit?
This is a damage deposit (pre authorised on your card seven days before your stay) which is refunded (within ten days of your stay) if all is clean, tidy and no damage/breakages. We will tell you if there is an issue or a need to get a quote for works.
We ask for £300 for The Manor bookings and £400 for Exclusive Site bookings, as an incentive to look after these special homes. We do not charge for small breakages, such as a glass or plate, etc, as these things happen, but please do tell us.

How good is the Wifi?
Good in all three properties and front garden area. As a rural position it does vary. So no one device can hog all the bandwidth, we limit each device to 5mbs download and 2mbs upload. We do have outages at times and cannot guarantee service. We ask that you use the internet responsibly.
How good is the mobile signal?
Reasonable. Can differ with the weather conditions. There may be black spots inside the property, as thick walls are not always ideal for mobile signal. A Landline phone is available in the Larder Room Farm shop for guest and emergency use.
What parking do you have?
We have ample parking on site. The Farmhouse – 4/6 in the cobbled yard, The Cottage – 2 In/out side the garage, The Manor 6-8 to the rear. Overflow carparking to the rear of the The Cottage/side of the The Manor, ideal for larger vehicles’ and mini buses.
How accessible are these properties?
As with older houses, we do have a number of level changes throughout the properties ground floor, so if this is an important aspect, please ask us.
We have no ground floor bedrooms/bathrooms (we do have wcs). Head height varies on the ground floor with some low doorways (5.8ft), but no head banging beams. The Manor attic room ceilings are lower at 6.6ft in height. Please see our Accessibility Statements.
Are dogs welcome?
Yes, in all three properties. Two dogs per property with prior notice. Note – we are a working farm with livestock and sheep in the surrounding fields and free roaming poultry in the grounds.
We do not have enclosed gardens, but can usually offer a field to walk in. The lanes around the farm are reasonably quiet with woodland areas and lake walks within three miles of us. Year round dog beaches are just 20 mins drive away (Teignmouth River beaches and Shaldon).
We ask you not to leave your dog unattended at the property (they get distressed) and do not allow dogs upstairs and on the beds/furniture. Please bring your own beds, blankets, bowls, cage, and towels.

Booking Information
What are your payments terms & type?
We ask for 25% rental deposit to secure the dates. The remainder of the balance plus any extras (pets, bed splits, fire pit kits) are due six weeks before our stay.
What payment types do you accept?
Payments can be made by Card, Paypal or Bacs. The Manor and Exclusive Site bookings also have a £300/ £400 security deposit pre authorised on their card seven days before your stay.

Facilities & Stay Information
What facilities do you have in the properties?
Hair dryers (3 The Manor, 1 The Farmhouse, 1 The Cottage), Iron and Ironing board (all properties), Nespresso coffee machine (The Manor only), Smart TV (The Manor living room, The Farmhouse dining room), Freeview TV (The Cottage living room, The Farmhouse living room, The Manor Kitchen), DVD players, CD players, iPod dock (The Manor), washing machines and tumble driers, in each property. Also cots and high chairs, stair gates, fire guards and more to pre order.
What’s included in my stay?
Bed linen, guest towels (1 bath and 1 hand, per person), tea towels, oven gloves, hand towels, washing up liquid, dishwasher tablets, dish cloth, cleaning materials, black bags, hand soap, loo and kitchen rolls (to get you started) cots and high chairs (pre-order and please bring own cot linen), stair gates, fire guards (more equipment available to hire free of charge, see below) fire lighters, matches, logs (The Manor, The Farmhouse).
What do I need to bring?
All food including condiments and cooking oil, more loo and kitchen rolls, tin foil, cling film, picnic items, toiletries, etc.
What size beds do you have?
All single beds are 6.3ft long and 3ft wide.
The Farmhouse and The Cottage – Kingsize bed 6.3ft x 5ft.
The Manor – 1 x superking bed 6.6ft x 6ft, 4 x superking zip and link 6.3ft x 6ft, or singles 6.3ft x 3ft.
What baby/toddler facilities do you provide?
Cots (wooden drop sided), high chairs, stair gates, fire guards, black out blinds, booster seats, buggies, bed guards, toddler crockery, bouncer chair, bumbo seat, baby bath, baby gym, steriliser, monitor, change mat, back carrier, play den. All free of charge.
You can reserve (may be limited) these at the time of booking or anytime before arrival via your guest login (provided once you have booked).
What is the Toasting Shack?
Purpose built rustic outdoor kitchen perfect for alfresco dining; with candles, seating, tables, blankets, running water, gas bbq, gas pizza oven and fire pit with griddle to cook over. There is a simple booking system on site, so you can use this area on your preferred day/evening.
Gas is provided free of charge, along with all tools, equipment and candles, etc. Fire pit kits for cooking/fire watching can be pre ordered when booking. Pizza boxes provide everything you need ingredient wise to make and cook your own pizzas, book on the Farm Shop Order Form, for a great night.
How can we join the animal feeding sessions?
At 10am each morning we meet at the donkey paddock. Farmer Richard and Alison love to meet you all and get you hands on with the animals where possible. It’s great to see children grow in confidence and us to all learn about country life and where our food comes from.
Come and feed the goats, donkeys, ducks, chickens and rabbits. We have to pick up the eggs and of course have a bunny cuddle where possible. Sometimes the goats take us on a walk and the donkeys get a groom as well. It’s for all ages, we ask that children are supervised, wear appropriate clothing/wellies, do not eat during this time and wash hands after.
Do you have a hot tub?
No, but a Hot Tub can be hired in for Exclusive Hire bookings only. Please ensure you let Alison/Linda know this is what you are planning to do as, there is an extra charge that will be applicable to cover the cost of the water, electricity, towels and proving the delivery/collection.

Use of hired-in hot tubs is subject to your acceptance of the terms and conditions of safe use outlined in our safety information which will be provided on site and by the hire Company.
The contract is directly with the hire Company and we cannot accept any loss, risk or liability in its use by your party. Use at your OWN RISK. Please see our Terms and Conditions for more information.
Food & Catering Information
How can I order food from your farm shop?
Our Farm Shop offers lots of local and homemade goodies such as pizza ingredient boxes, ice creams, marshmallows, farm eggs, local meats and much more; for you to pre-order for your arrival or pick-up during your stay.
Best to pre-order to avoid disappointment, especially if you are a large group. Payment can be made before arrival for pre orders, or at the end of your stay for any extras you pick up whilst with us.
Do supermarket deliver to you?
Yes, we receive delivers from Tescos, Waitrose, Asda, Sainsurys, Ocado – although do check. Delivery address is The Manor/The Farmhouse/The Cottage, Stickwick Farm, Hennock, Newton Abbot Devon TQ13 9PR. Ideally arrange for a delivery time, when you will be on site.

Events Information
Can we hold a function on site?
Please do ask, talk to us about your ideas and plans so we can assist in your decision and if we are the right venue for you. We can also offer advice on suppliers, etc. There may be an additional charge.
Can we invite extra day guests to visit us at Stickwick?
Yes usually, but can’t promise. Please talk to us about your plans, providing details. Most functions require an exclusive site booking so we don’t have to worry about other guests on site, and you have exclusive use. There may be an extra charge.
What extras can you provide?
We can help with flowers and cake suppliers/orders, decorations, gazebos, extra tables, chairs, extension leads, towels for outdoor activities, projectors and screen, housekeeping/room changes for groups, but just ask.
Can we get married at Stickwick?
No sorry we do not have a licence, but we can help with small receptions, hosting wedding families, or even a blessing.
At Christmas – what’s special?
So much. A real tree is added to each property and we provide decorations, which we can put on the tree or for you to add on arrival.
We also embellish the country houses with crafted greenery, lights and decorations, to make it an occasion to remember.
We can help order local meats and cheeses for example to add to that special meal. We can also assist with additional fridge space, for those big joints/turkeys for example.
